More changes coming to a Sea Isle City Business Property that is now listed for sale after the current owner tried to obtain permission to convert the structure into a mixed-use development.

Located off 42nd Street on the Sea Isle Oceanfront Promenade across from the arcade is a commercial building that has seen several Boardwalk Shops and restaurants cycle through over the last couple of decades.  Earlier this year, the owner of this commercial property submitted an application to the Sea Isle City Zoning Board to switch the building from an exclusively commercial business property to the newly popular mixed-use development.  But confusion over the owner, 9 42nd Street LLC, long-term plans for the property have delayed indefinitely any zoning changes for the building or property.

Now the building is listed for sale online by the Tim Kerr Sotheby's International Realty and the Newbold Real Estate Company. The asking price for the commercial property plus the parking area below the building is $4,750,000.  This is the explanation on the realtor's website for the bold price tag:

"Beachfront commercial property in the heart of Sea Isle City, NJ. Ideal location for oceanfront development; including retail, restaurant, townhouses, apartments."

The building in its current setup has five units and an unused miniature golf course on the roof. There is only one business occupant at the time of the writing of this article, a Mexican Restaurant that occupies two of the business units called Adelita. There have been several Restaurants and Retail Businesses that have occupied the property over the years, including a Domino's Pizza almost 20 years ago.

When I lived in Sea Isle City for 20-plus years, I remember one of the town's three mini golf courses was on the roof for years. I was able to walk to the boardwalk and play mini golf or enjoy the neighboring arcade then still be home in time for my curfew. Today there is only one mini golf on the island on the corner of 33rd Street and Landis Avenue.

The neighboring Boardwalk Casino Arcade has been operating at its location in different variations since 1978 off 42nd Street and several of the businesses operating in the Spinnaker Complex have been there for decades. But the property whose address is 9 42nd Street has not seen that level of business stability.

Considering the popularity of mixed-use developments in Sea Isle City plus the complicated zoning issues that go along with the property, I am not surprised the owner has decided to list the commercial business premises.  Maybe someone with a new vision could come in and do something fresh with the property.
